A signed report, delivered on a transaction timetable.

When a lender extends credit against a renewable energy asset, or an investor acquires a portfolio, or a fund underwrites a refinancing, someone has to verify that the asset is what the seller says it is. That verification is technical due diligence. It is read by credit committees, used to size loans, and referenced in transaction documentation. The signature on the report matters.
TDD sits in Arc's delivery line because it is a discrete deliverable produced to a transaction timetable. Arc accepts the mandate, runs the work, and delivers a signed report by the date required. The work itself is independent of the developer being acquired from, the contractor that built the asset, and any party with a financial interest in the transaction proceeding.

Design & specification review

Independent review of the as-built design against the original specification and current industry standards. Errors, under-specifications, and degradation risks identified.

Performance verification

Operational performance reviewed against modelled yield. Performance ratio, availability, and degradation trends benchmarked against industry expectations.

Grid & planning review

Connection agreement, G99 or G100 evidence, planning permission, and ongoing compliance position reviewed. Any conditions or risks identified for the credit committee.

Contracts & warranties

EPC contract, O&M contract, equipment warranties, and any PPA or offtake arrangement reviewed for risk, transferability, and any conditions affecting the transaction.

Forward forecasting

Generation forecasts, opex projections, and lifecycle capex requirements modelled over the financing or holding period.

Red flag & condition report

Issues categorised by severity. Conditions precedent identified. Recommendations for representation, warranty, or indemnity packaged for the legal team.

The professional framework lenders require.
RICS regulation is often a procurement prerequisite for TDD commissioned by institutional lenders. Arc is RICS-regulated and the work is performed within that professional standards framework.
Arc has no commercial relationship with any contractor, developer, or equipment supplier on the asset under review. Where Arc has previously delivered or maintained the asset under one of our other services, that relationship is declared and another adviser is recommended; we do not provide TDD on our own delivery work.
ISO 9001 certification means the TDD process itself is documented and audited. The deliverable is consistent, repeatable, and defensible if subsequently challenged.

Questions clients ask before engaging.

Project finance lenders, infrastructure debt funds, equity investors acquiring assets or portfolios, and asset owners refinancing or preparing for disposal. Where the buy-side and sell-side both need TDD, Arc takes one mandate, not both.
Because TDD is a discrete deliverable to a transaction timetable, not an ongoing consultancy relationship. The work itself is professional and independent (and RICS-regulated), but the commercial relationship is structured as a defined-scope mandate with a signed report at the end. That is delivery-product shape, not consultancy-engagement shape.
Two to six weeks depending on asset scale and data room quality. Single-site TDD can complete inside two weeks if the data room is well prepared. Portfolio TDD on multiple sites takes longer.
Standard practice is to issue a draft for factual review by the asset owner and seller before final issue. Comments are considered against evidence; findings are not negotiated.
Yes. TDD is regularly addressed to a syndicate of lenders, a lead arranger plus co-lenders, or to both equity and debt parties on a single transaction. The reliance package is set in the engagement letter.
